NoMad, Flatiron & Gramercy Apartments for Sale Guide

Madison Square Park has become the epicenter of cool in Manhattan and home to NYC's tech industry. The area is bustling day and night, making it a very interesting neighborhood situated between Downtown and Midtown. Surrounding Madison Square Park are three distinct neighborhoods - NoMad, Flatiron and Gramercy. Around Madison Square Park you will find the latest Michelin star restaurants like 11 Madison and Nomad or more casual options like Scarpetta and Eataly. In addition to the restaurant scene, you will find a bar scene in Nomad and diverse retail in Flatiron.

NoMad

NoMad is one of the hottest neighborhoods in the city, steps to Madison Square Park, Gramercy Park, Credit Suisse, and the many tech companies that call this neighborhood home. The Observer calls the neighborhood the “de facto home of New York’s startup and digital media community” and is a thriving live, work, play neighborhood. The neighborhood sprouted up in around 2010 after Madison Square Park was redeveloped. NoMad is a small neighborhood that lies to the north of Madison Square Park from East 26th Street to East 31st Street and from Sixth Avenue to Lexington Avenue. 

Without the height restrictions of neighboring Flatiron and Gramercy, NoMad new development has been on steroids, rapidly changing the area almost overnight with a number of 60-story towers that offer breathtaking views of the city. New hotels like the Ritz Carlton and Virgin Hotels will be coming to Broadway in NoMad. The vibe of NoMad during the day is fast paced, while at night it becomes a more cool casual destination. Perhaps the most exciting part of the neighborhood where you will find the most NoMad apartments for sale is from Fifth Avenue to Lexington Avenue. 

Flatiron

The Flatiron District lies just south of NoMad. It was named after the infamous triangular building at the intersections of Fifth Avenue and Broadway. The Flatiron runs from Union Square to East 26th Street and from Sixth Avenue to Lexington Avenue. A bustling neighborhood, Flatiron includes many popular restaurants and a dynamic retail presence focusing on fashion, beauty and home furnishings. 

Flatiron is home to many technology companies and it is where co-working in NYC took off because of all these tech companies in this location (also called Silicon Alley). Flatiron also is home to coding schools and CUNY campus. Flatiron’s central location (making it very easy to get to the west side) has been attracting developers to convert existing warehouses to condos. As there are many zoning restrictions in this neighborhood, there are a limited number of Flatiron apartments for sale, especially new development condos. 

Gramercy

Long appreciated for its beauty, its historic architecture and its very own private park (Gramercy Park), the Gramercy neighborhood is a peaceful respite from the craziness of the city. Gramercy offers a step back in history with ivy covered brownstones and lots of greenery. It is steps away from the hustle and bustle of Madison Square Park and Union Square Park, but still very calm even though it is so close by. 

Given it’s one of the oldest neighborhoods in Manhattan, there is not a lot of land to build on. Gramercy runs from Lexington Avenue to First Avenue and from East 14th Street to East 23rd Street. As Gramercy stretches eastward toward the East River, some very nice new developments have come in along Third Avenue and Second Avenue. East of Third Avenue, however, is where you will find all the old brownstones.

All 130 apartments are corner units that have double and triple exposure depending upon the size.  In addition, many apartments have outdoor loggias. 

Given the building's position at 5th and 30th, the views of the Manhattan skyline are spectacular including iconic buildings like the Empire State Building, Chrysler Building, Flatiron Building, Madison Square Clock Tower and One World Trade Center (in the distance!).

Project:  VU is a 35-story condo at 368 Third Avenue (at 27th and Third), along the border of NoMad and Kips Bay, which lies East of NoMad.  We like the interior designer Paris Forino, the architect SLCE, excellent first offering price and selection of smaller units. 

The understated luxurious interiors are “light and airy” in neutral tones, pricing is excellent for new development, and there are actually studio apartments here. Most new developments just concentrate on building the largest size units, of which there is an oversupply of now. NYC is in dire need of studios and 1 bedroom new development, which you can find here at VU. 

Amenities: VU has a full floor of curated amenities, including a fitness center, lounge, tasting room, and media room.

The building is being developed by Forkosh with interiors by Lemay + Escobar. The building's facade features stately Indiana limestone. Almost half of the 43 residences offer expansive outdoor space. 

Amenities: Hillrose28 will feature a landscaped roof terrace with a 360-degree view of the city, a residents’ lounge and a two-level fitness center with cardio and weight rooms. In addition, the lobby will have a 24-hour doorman, plus a fireplace.

The Noma

Project: This handsome 24-story tower lies on the northwestern edge of NoMad at 30th and Sixth Avenue. We like the building's old warehouse feel and the casement windows throughout. In addition, the finishes are very clean and contemporary, but not trendy. Satin-white cabinetry, Miele appliances and quartz countertops.

Most of the units have double exposure, which provides great views. The area around The Noma is changing rapidly, especially Broadway, which is undergoing hyper development including hotels, new retail and to a lesser extent condos
