Miami has a collection of some of the newest and most interesting luxury real estate buildings in the world. With the addition of all the new 40-, 50-, 60-, 70-, and even 100-foot tall architectural marvels across Brickell, Edgewater, Downtown Miami, Park West, and Sunny Isles, also comes some incredible penthouse apartments.
Juxtaposed against Miami’s natural beauty, whether it be ocean, bay, river, intracoastal or beach views, penthouse apartments throughout Miami and Miami Beach are an incredibly interesting option for the ultra-luxury home buyer.
With all the recent new development that has happened in Miami and Miami Beach, perhaps the most sought-after amenity in any Miami condo tower is now the Miami Penthouse.
A penthouse is any specially designed apartment on the upper floors of a building that is luxurious and unique compared to the rest of the apartments in the same building. Penthouses may have a number of features, such as:
Year after year, developers compete to have the very best penthouse apartment by adding more and more features, higher end over the top finishes, oftentimes outdoing themselves with each new project.
The penthouse moniker, historically, was attributed to only those units on the actual top floor in a particular building. Now, developers often designate more than just the top floor as a penthouse apartment.
Miami and Miami Beach have many penthouse apartments to choose from. Penthouses on the mainland tend to be on much higher floors than those on Miami Beach.
Brickell has some of the tallest towers and some of the most amazing penthouses for sale in Miami. With the addition of St Regis Brickell, Cipriani Brickell, 888 Brickell Avenue and Baccarat, all ultra-luxury condo buildings, we are very excited to see what each of these buildings bring as penthouses to the Brickell neighborhood.
Downtown Miami has the new 100-story Waldorf Miami tower that is currently under construction. The Waldorf Miami has an entire collection of penthouses from the 90th to 100th floor. This will be the tallest penthouse in Miami when it is completed in a few years.
Park West has an interesting selection as well. For example, the penthouse at 1000 Museum, the Zaha Hadid masterpiece, has one of the most interesting penthouses in all of Miami.
In South Beach, the highest residential tower is the 44-story Portofino Tower in South of Fifth. Currently, Icon South Beach in South of Fifth has one of the most interesting penthouses for sale there, taking up three stories. You can view the PH02 at Icon South Beach here.

Surfside and Bal Harbour have some very interesting penthouses directly on the Atlantic Ocean, however, they are not up quite as high as some of those in South Beach or Downtown Miami.
For instance, one of the newest additions to Surfside is one of our favorite buildings in South Florida, The Surf Club at Four Seasons. Here the upper penthouses are on the 12th floor, but still trade for over $5,000 per square foot. Penthouses at Oceana Bal Harbour are on the 28th floor. Since here you are so close to the ocean, perhaps, the views from the 12th and 28th floors are the best views around.
Sunny Islands has some of the most amazing penthouses with the addition of some very new and architecturally interesting projects in recent years. The Ritz Carlton Sunny Isles has an amazing penthouse. So does Turnberry and Armani Sunny Isles. We are very excited to see the new penthouses that are coming up at the St Regis Sunny Isles as we think those might be the best of the bunch.
For a luxury penthouse Miami options are likely to start above $5M, so we have not included in the selection below any Miami penthouse for sale less than that amount. If you find one under $5M, either the building is a low rise building or is not really a luxury building.
Best views in the building - It goes without saying that penthouses usually have the best view in the building. However, for a penthouse Miami Beach may not be the best option, as if you are directly on the beach facing the Atlantic Ocean, you can only see the Atlantic Ocean and sometimes not even the actual beach below.
Increased level of privacy - Since most penthouses are on the top floor, there is generally an increase in the level of privacy an owner might have as there are often few people living in close proximity to their penthouse unit.
Excellent services - Many top penthouses are connected to the very best hotels, providing an added layout of service that a penthouse owner would be used to and come to expect.
Self contained - Imagine a triplex penthouse that has everything you could dream of where you don’t even need to leave the apartment on a daily basis. A busy executive, sports legend or actor could save time and money by conducting business, entertaining colleagues, friends and family, train for a sport or practice their lines for their next role, without having to leave the apartment.
Higher costs - Not only do penthouses sell for a premium, but often the common charges per square foot will be much higher if the apartment is on the top floor and if there are private outdoor spaces that need to be maintained by the building. The extra cost of landscaping the rooftop garden should be considered as well.
Potential leaking - Since the penthouse is often at the top floor, the unit can be somewhat more vulnerable to the elements as well as potential issues with the building’s mechnicals, including HVAC units and cooling towers. These risks can be mitigated by due diligence before purchasing.
Not all penthouses are created equal - Buying a penthouse in the wrong building or neighborhood could be a mistake. An excellent real estate broker will be able to tell you which ones to even consider. It is best not to buy the best apartment in a poor or challenged neighborhood as the apartment itself will never make up for these shortcomings.
